WHEDA's Easy Close Advantage loan is back by popular demand! Effective September 1, 2010 this loan will provide borrower's with down payment and closing cost assistance on a WHEDA first mortgage loan. The maximum loan is $3,000 with an interest rate that’s just 1% higher than the proposed WHEDA first mortgage. The minimum loan-to-value is 95%. WISCONSIN NEIGHBORHOOD ADVANTAGE PROGRAM The loan can be used to purchase a foreclosed and a vacant single family home and finance limited home repairs. This loan product is available for a limited time in Milwaukee, Racine, Kenosha, Brown and Rock counties.
WHEDA HOME IMPROVEMENT ADVANTAGE This loan is now available exclusively for WHEDA homeowners to complete up to $10,000 in home repairs.

Lisa Williams
Lisa got involved in real estate by purchasing a duplex starter home, which led to purchasing other investment properties.
By 1981, she joined the team of Century 21 AAA Realty. Ms. Williams career also includes working with Re/Max Realty 100 and Realty World Dinges and Associates Realty.
Lisa has worked many years in the community to promote homeownership through educational seminars. In 1991, she joined the staff of Westside Conservation Corporation Westside Home Buyers Clinic where she became a Certified Housing Counselor and by 1993, was promoted to Program Director.
Through these efforts Ms. Williams was known as a person who was dedicated to helping families become homeowners. This tenure led her to becoming the Community Relations Director of The Equitable Bank.
In 2003, Ms. Williams opened her real estate office. Over the years, Ms. Williams has shown a commitment and willingness to work with people in this ever changing world of real estate and to make a positive difference in the community we live in.

HBC Services Grant Program
For all areas of Milwaukee County Maximum of $4,000.
Must be a first-time home buyer. Household income may not exceed 80% of the county median income adjusted by household size.
Pre-purchase counseling is required and provided by HBC Services, Inc. Downpayment; all customary closing costs standard to industry; prepaid items; and reserves; no cash back to borrower.
Grant is forgiven over a 5-year period. 20% of the original grant amount is forgiven each year during the 5-year period. Borrower must repay outstanding grant amount to lender if the ownership is transferred prior to the expiration of the 5-year retention period and only if a net gain after sale occurs.
